Technician flushing a tank water heater during maintenance

Annual checklist (every 12 months)

Flush a tank heater, or descale a tankless unit. Inspect the anode rod and note remaining life. Test the T&P relief valve gently (lift the lever briefly, let it snap back; replace if it drips or sticks). Verify thermostat setting (around 120°F) and delivered temperature at a tap. Inspect burner or elements, and for gas units check venting and gas connections. For hybrids, clean the air filter and clear the condensate drain. Note the date and the next due date.

Every few years

Replace the anode rod when inspection shows it spent (typically every 3–5 years, sooner in mineral-heavy water). Re-check expansion-tank air charge. Review the heater's age against its expected life and start planning replacement before a leak forces it.

Watch between visits

Popping noises (sediment returning), rusty or smelly hot water (anode or bacteria), dripping from the relief-valve pipe (pressure or valve), longer waits for hot water (recirculation or scale), and any gas smell or CO alarm (leave the house, call the utility). Any of these is a reason to call, not a reason to wait for the annual date.

What homeowners can safely do

Note the rating-plate age, keep the area around the heater clear, test the T&P lever gently once a year, and clean a hybrid filter. Flushing, anode work, gas work, and electrical work are best left to a technician where the relevant service page says so — especially restoring power to a drained electric tank, which destroys elements in seconds if the tank is not fully refilled first.
